Clear your personal stuff out of the property so that potential buyers can either visualize or place themselves within the property.

Simply put, remove all the stuff that is no longer necessary out of the premises. Of course, this is not an easy thing to do as buyers are linked emotionally to their homes that they have normally lived in for a long time. Add to that, the personal memories and stuff that gets accumulated and you have a sure recipe for strong bonding! However, one key point that sellers need to remember is that sooner or later they have to vacate the premises once the sale is closed. So, the earlier you start, the better!

  • Walks should be plowed or cleaned periodically in winters.
  • Buyers usually like to see garages. Keep them in an orderly condition.
  • Take account of every room in the property and do a thorough cleaning. If required, employ a professional service.
  • De-clutter the home by renting outside storage if appropriate. This makes the property look more spacious.
  • Clean the mirrors, windows and floors so that they sparkle. Replace broken mirrors or window panes.
  • Check and fix plumbing, heating, cooling, and alarm systems where necessary.
  • Spruce up the kitchen which is one of the most important places in any property.
  • Open the windows and doors and let in as much fresh air as possible to get rid of any smells or odours that a live-in home is bound to accumulate.

 

Importantly, during the entire process, be realistic in how much you need to spend. Don’t go overboard!
